Senior Project Manager
Gleeds in the UAE are seeking an experience Senior Project Manager, who will be responsible for overseeing the entire project lifecycle, ensuring seamless execution from inception to completion.
Acting as the Client’s direct liaison, this role ensures adherence to contractual obligations, regulatory standards, and industry best practices while maintaining project timelines, budget, and quality.
This role requires strong leadership, coordination, and project management skills to manage consultants, contractors, and other stakeholders. The Senior Project Manager will facilitate communication, mitigate risks, oversee quality control, and ensure the project meets all required deliverables.
Key Responsibilities
Project Oversight & Coordination
- Serve as the primary representative of the Client, ensuring the project aligns with the Approved Development Plan.
- Manage communication between the Client, consultants, contractors, and the construction team.
- Organise and lead regular meetings to provide project updates, address challenges, and track progress.
- Ensure the project stays on schedule, within budget, and meets specified quality standards.
Consultant & Contractor Management
- Assist the Client in hiring necessary consultants, including architects, engineers, and project site management teams.
- Oversee the development of design and construction documentation.
- Review and refine the Approved Development Plan as needed to reflect project updates and changes.
- Lead the tendering and selection process for contractors and material suppliers.
Regulatory Compliance & Permitting
- Coordinate with the architect of record to obtain all necessary permits and approvals for construction and operation.
- Ensure all contracts, documents, and regulatory requirements are met throughout the project.
- Support the Client in negotiating contracts and finalizing agreements with contractors and consultants.
Budgeting, Risk Management & Cost Control
- Develop and manage the project budget, tracking costs and financial projections.
- Provide monthly cost reports, including incurred expenses, projected costs, and cash flow analysis.
- Establish and maintain a Risk Register and Risk Mitigation Plan, leading risk workshops as needed.
- Ensure all required insurance policies and performance bonds are secured and maintained.
Construction Supervision & Quality Control
- Oversee construction progress, ensuring compliance with design specifications and safety regulations.
- Monitor contractor performance and conduct regular site inspections.
- Establish and enforce quality control procedures to maintain construction standards.
- Manage procurement strategy and material deliveries to prevent delays.
- Issue site instructions and ensure efficient execution of construction tasks.
Project Closeout & Handover
- Oversee the final construction phases, ensuring all deliverables meet contractual obligations.
- Prepare a detailed final report outlining the project’s completion status and final cost breakdown.
- Ensure proper documentation, asset registers, and handover procedures are in place.
